Bridging Finance

Bridging finance is a short term funding solution that can provide fast access to funding and which can be used for a number of different circumstances:

- To 'bridge' the finance gap between selling one property and purchasing another
- Debt consolidation
- Refurbishment
- Buying dilapidated properties for renovation
- Buying properties at auction
- Divorce settlement
- Inheritance tax management

Note - an exit route (i.e repayment of the Bridging finance) will always be required.

A bridging finance loan will be secured against your residential or commercial property. This can be by a first or second charge against new or existing property, or a combination of both.

As long as you have a property which can be used as security you are eligible to apply for loans for bridging even if you have:

- Mortgage arrears*
- Bad credit history*
- Been declared bankrupt*
- CCJ's/Defaults*
- Been refused elsewhere*

Bridging finance can often be much quicker to arrange than a normal residential mortgage. However, Bridging finance should not be considered a replacement for more traditional mortgage lending which is normally more cost efficient.
